Green Contract Registration in Egypt (العقد الأخضر)

Without a registered Green Contract, you do not legally own your property in Egypt — only a piece of paper. We handle the full registration at the Egyptian Real Estate Registry (الشهر العقاري) so your ownership is enforceable against everyone.

    FAQ

FAQ — Green Contract Registration in Egypt

Is a sales contract (عقد ابتدائي) the same as a Green Contract?

No, these are distinct. A preliminary sales contract is a private agreement between a buyer and seller, outlining the terms of sale. It establishes contractual obligations. In contrast, the 'Green Contract' represents the formal and official registration of property ownership with the Egyptian Real Estate Registry. It is this registered document that legally transfers and confirms ownership, providing full legal title to the property. Without a Green Contract, the ownership is not officially recognized by the state.

How long does Green Contract registration take?

The registration process for a Green Contract typically takes 4 to 10 weeks. This timeframe can vary based on several factors, including the current workload at the Real Estate Registry, the thoroughness and completeness of all submitted documentation, and whether an additional step, such as obtaining a court judgment for the validity of the seller's signature, is required before the final registration can proceed.

What if the seller refuses to register?

If the seller is unwilling to proceed with the registration, we initiate a 'Suit for Validity of Signature' before the competent Egyptian court. This legal action aims to officially confirm the authenticity of the seller's signature on the sales contract. Once the court issues a judgment affirming the signature's validity, this court order effectively substitutes the seller's refusal or absence, allowing us to proceed with and complete the official property registration at the Real Estate Registry on your behalf.

Can I register without coming to Egypt?

Yes, it is entirely possible to complete the property registration without your physical presence in Egypt. This is achieved by granting a Power of Attorney to our office. This document must be properly legalized at an Egyptian embassy or consulate in your country of residence. Once we receive the legalized Power of Attorney, our team can manage all necessary steps for the full registration process remotely, representing you in all official capacities.

How much does Green Contract registration cost?

The total cost for Green Contract registration comprises government fees, which are statutory, and our legal fees. Our legal fees are determined after a thorough review of your specific property file and the complexity of the case. We ensure complete transparency by providing a fixed, written quote for our services before any work commences, detailing all agreed-upon charges for your full understanding.
