Hurghada Rental Contracts & Residency: What to Check
Renting or buying in Hurghada does not guarantee Egyptian residency. Learn what to check in a lease and what to confirm before a residence application.
A rental contract records your accommodation arrangement; a residence permit records immigration permission. They serve different purposes. For foreigners planning a longer stay in Hurghada, the practical first step is to check both the lease and the current requirements for the relevant immigration category before paying for a long commitment.
A lease is not a residence permit
Do not assume that signing a long lease gives you permission to stay for the same period. The immigration authority determines the available category, required evidence and duration. Similarly, buying property does not guarantee a residence or visit visa, as the British Embassy's property guide explains.
Tell your adviser your nationality, current entry status, expiry date and purpose of stay. Tourism, employment, family circumstances and qualifying property ownership raise different questions. A rental address may be relevant evidence of accommodation, but it does not by itself establish eligibility for a particular permit or permission to work.
Match the contract to the real accommodation
Check the landlord's identity and authority to let the property, the tenant's name against the passport, and the exact address and unit details. The agreement should describe the accommodation actually occupied. Do not use an address-only arrangement or an inaccurate contract to support an application.
Record the tenancy dates, rent, deposit, utility responsibilities and the inventory. Clarify renewal, early termination, repairs and how the deposit will be returned. If your ability to remain in Egypt is uncertain, discuss that risk before accepting a lengthy tenancy or paying substantial rent in advance.
Confirm the authority's document requirements first
Ask the competent Passports and Immigration office or your lawyer for the current checklist for your situation. Specifically ask whether the accommodation document needs date certification, registration, translation or another form of authentication. These are matters to verify for the actual application, not universal promises about every lease.
Prepare your passport and entry or current residence documents for review, together with the proposed accommodation contract and any evidence relevant to the application category. The authority may require additional documents. Confirm current fees, payment methods and any financial evidence directly; do not rely on an old online list or an agent's fixed package price.
Plan around expiry and renewal
Seek advice before your existing permission expires. Keep a record of appointments, submissions, receipts and any written instructions. Do not assume an appointment or a pending application automatically extends your permission to stay; ask how your status is treated while the application is considered.
A previous approval does not guarantee a renewal on identical terms. If your address, employment, family circumstances or ownership evidence changes, check whether the change affects the next application. Separate government charges from legal fees, translation and certification costs in any quotation.
Questions to ask before signing or applying
Can the landlord prove authority to rent this unit? Does the contract correctly identify both parties and the property? What certification does the immigration office require for my category? What happens to my deposit if my plans change? Which documents must I provide myself, and which can a lawyer prepare? These questions help avoid paying for a lease that does not meet your needs.
For an individual assessment, send Law House Hurghada a summary of your status, intended stay and lease or ownership documents. Do not send sensitive passport information through public comments. The office can review the contract and confirm the application steps; scope and fees are agreed before work begins. This guide does not promise approval or a particular processing time.
